Monthly Trend - Single Family Homes
The listing success rate for Dane County homes decreased from 70.9% in June of 2009 to 70.1% in June of 2010. The listing success rate measures the number of listings that sell relative to the total number of listings that either sell or expire during a given time period. A number greater than 50% means more listings are selling than expiring. A number less than 50% means more listings are expiring than selling. The graph below shows the monthly listing success rates dating back to January, 2005. Each green data point represents an increase from the same month of the prior year. Each red data point represents a decrease. Note the seasonality in listing success rates. Sellers tend to be more successful during the spring and summer months, and less successful during the fall and winter months.

The Dane County year-to-date listing success rate through June increased by 8.2% from the success rate through June of 2009. The success rate through June was 61.3%, compared to a success rate of 53.2% during the same time period in 2009.

From the graph below you’ll see the listing success rate peaked in 2003. The success rate for single family home sellers decreased each of the following 5 years. In 2008, the success rate dipped below 50% - for the first time in the decade.
