Monthly Trend - Condos

June 2010 Dane County condo sales increased from the sales volume registered in June of 2009. The number of expired listings also increased.

A total of 204 Dane County condos sold in June compared to 145 condos in June of 2009 - an increase of 40.7%. Meanwhile, 165 condo listings expired in June, compared to 148 in June of 2009 - an increase of 11.5%.  

The graph below shows monthly sales volume dating back to January, 2005. Each green data point represents a volume increase from the same month of the prior year. Each red data point represents a volume decrease. June marked the tenth straight month of increasing condo sales. Note the seasonality in sales volume. Similar to single family homes, roughly 75% of all condo sales occur during the months that span from March to September.

The following graph shows the monthly expired listing volume dating back to January, 2005. Each green data point represents an expired listing volume decrease from the same month of the prior year. Each red data point represents an expired volume increase.

Year-to-Date Trend - Condos

Year-to-date Dane County condo sales volume through the month of June increased by 37.1% from the sales volume levels of 2009, while the number of expired listings decreased by 31.6%. A total of 725 Dane County condos sold through the month of June compared to 529 during the same time period in 2009. A total of 771 condo listings expired through the month of June compared to 1,127 in 2009.

Recent History - Condos

From the graph below you’ll see condo sales volume peaked in 2005, while expired listing volume peaked in 2008. Sales volume decreased by 9.6% in 2006, 9.8% in 2007, 27.7% in 2008, and 1% in 2009.
