As of August 31st, the combined months of inventory for Dane County homes and condos was 10.3 months, down from the 11.9 months registered a year ago. This measure is based on the number of active listings and the average monthly sales volume from the preceding 12 months. Months of inventory for Dane County homes stood at 9.1 months, down from 9.2 months on August 31st of 2009. Inventory for Dane County condos stood at 14 months, down from 21.4 months a year ago. We started tracking the months of inventory for single family homes and condos separately in May of 2007. Note from the graph there are many more months of inventory in the Dane County condominium market. Buyers have more options - and sellers have more competition - in the local condo market.
